Lake Greenwood

Lake Greenwood was formed by building a hydroelectric dam across the Saluda River, ensuring that the residents have lower-cost power and constant water supplies. The Reedy River joins the Saluda River at Lake Greenwood. The lake has over 200 miles of shoreline and covers over 11000 acres of water area. Lake Greenwood also offers exceptional fishing and boating opportunities.

The lake borders Greenwood, Laurens, and Newberry Counties.  Lake Greenwood State Park is available for use by all residents.

In addition to its beauty, Lake Greenwood is unique among area lakes in that it is owned and managed by Greenwood County. This unique ownership allows the lake to remain at full or near full water levels even during times of extreme drought.  Lake Greenwood is drawn down 4.5’ in the Winter to accommodate spring rains. Full Pool is 439’.  Starting November 1st, the lake level is reduced to 434.5’ by January 15th. Refilling begins January 31st with the lake returning to Full Pool by April 15th.

Annual Events

At the lake, you will find plenty of room for everything you love to do on the water, from sailing, jet skiing, and water skiing to canoeing and kayaking. Lake Greenwood State Park is available for use by all residents and is known locally as the host site for the South Carolina Festival of Flowers Triathlon held each June. In addition to hosting the annual triathlon, the park provides year-round opportunities for excellent South Carolina Bass fishing, boating, camping, and hiking.

Lake Greenwood celebrates Independence Day by having its annual signature event, Lights on the Lake with fireworks, concerts, and vendors.

Lake Greenwood was created between 1935 and 1940 by the construction of the Buzzard’s Roost Dam near Chappelis, SC.

Greenwood is located in the Lower Piedmont region of Upstate South Carolina and provides a friendly, small-town setting along with the progressive and active environment of a larger city.  Greenwood is home to numerous community assets including Lake Greenwood, Lander University, Piedmont Technical College, Self Regional Healthcare, Uptown Greenwood, excellent schools, churches, cultural opportunities, and much, much, more.

Greenwood’s climate is mild and seasonable, with an average temperature of 68 degrees. While the summer can bring heat and humidity, the spring and fall exhibit mild temperatures and many days filled with sunshine and beauty. Winters in Greenwood are comfortable, with very little precipitation or snow. Year-round outdoor activities are common and popular at local Greenwood attractions.

Greenwood County was formed in 1897 from portions of Abbeville and Edgefield counties, which had originally been part of the old Ninety-Six District. It was named for its county seat, Greenwood.

In 2015, the median household income was $37,060, a 2.82% growth from the previous year.  Also in 2015 there were 28,506 residents in Greenwood County with jobs, a 1.03% growth over 2014.

The most common employment sectors are Manufacturing, Healthcare & Social Assistance, and Retail trade.  The overall cost of living index in Greenwood County is 83, which is 13% lower than the South Carolina average and 17% lower than the national average.

Major employers in Greenwood County include Self Regional Healthcare, Greenwood County School Districts, Eaton Corporation, FujiFilm Manufacturing, U.S.A., Carolina Pride, Capsugel, Lander University, Piedmont Technical College, Cardinal Health, Ascend Performance Materials, and VELUX.

Newport News and Events:

  • Newport POA Board Meetings - Some property owners may be interested in attending and/or addressing a topic of concern during the monthly POA Board Meetings.  The meetings occur on the 3rd Wednesday of each month at 8:30am at different locations (depending on which board member is hosting in their home).  If you are interested in attending, please contact a board member at least a week in advance.
  • Book Club - Meets the 2nd Tuesday of each month. If interested, contact Karen Martin at karenmartinrn@gmail.com

  • Lake Cleanup - Big THANK YOU to Janice White for organizing.  We had many residents walking the shoreline picking up trash on Saturday February 7th.
  • *NEW* Newport Wine Walk - Big shout out to everyone who volunteered, donated, and attended our annual wine walk.  We had a great time at each of the stops with plenty of wine, food, and friends.  Thanks to Judy, Lisa and Mark, Beckie and David for hosting and Teams for all their help.

2026 Newport POA Assessments:

Assessments are due by the end of March.  If you have questions/ concerns, contact newportpoa.treasurer@gmail.com.  Also refer to the Newport POA Assessments and Dues document on the "Documents" page, located under the POA Documents section. 

2026 Newport Working Capital Fund (property transfer fee):

$500 is due at the time of conveyance of each lot/home.  Due NLT 30 days after closing on the property.  For more information, see the Documents page (Newport POA Assessments and Dues 2026) 

Trash / Recycle Containers:

When containers are stored, they cannot be visible from the road and properly screened. Also, containers are only permitted to be placed for pickup the day before and the day of pickup the containers must be stored away. Warning notifications and fines will be issued for non-compliance.

Fishing at the Newport Ponds:

Only owners and families residing in Newport are permitted to fish.  Guests must be accompanied by the owners.  This applies to all amenities including the Boardwalk.  Those who don't comply will be trespassing.  The Board, as well as anyone, has the right to call the Sheriff's dept as appropriate.

*NEW* Newport 2026 Annual POA Meeting:

The 2026 annual meeting will occur on August 15th from 9am to noon at the Stoney Point Club House.  More information will be coming out soon about the meeting and agenda.

Newport Flag Program:

The flag program is up and running!  This allows Newport an opportunity to show their pride and patriotism by displaying the American Flag in front of our homes and property on 5 holidays per year (Memorial Day, Flag Day, Independence Day, Labor Day, and Veterans Day).

The flag program is also a way for Newport to support local charities.  In 2024, Newport made donations of $2,048.59 to three separate charities:  Tranquility Point, the Pathway House, and to the Humane Society.  In 2025 we raised $3,400!  Many thanks to all who contributed!  2026 fundraising will begin in April / May.
